Why concrete settles around Olympia

Concrete does not usually sink because the slab suddenly became heavier. Movement is more often connected to what is happening below it. Water can carry away fine soil, poorly compacted fill can compress over time, and leaking downspouts or irrigation can create localized soft spots. Tree roots and changes to nearby drainage can also affect support.

Olympia’s long wet season makes drainage worth examining before any lift. Raising a slab without correcting the water source can leave the same underlying condition in place. A useful evaluation should consider the direction of runoff, downspout discharge, adjacent grades, visible voids, and where the slab has moved.

When leveling is worth considering

The best candidates are generally intact slabs that have dropped or tilted while remaining reasonably sound. Lifting cannot erase existing cracks, repair badly deteriorated concrete, or redesign a slab that was poured incorrectly. If the surface is extensively broken, spalled, or too thin, replacement may provide better long-term value.

  • How will existing cracks and adjacent structures affect the lift?
  • What result is realistic, and what cannot be corrected?
